  • ACG performed desktop legal and financial due diligence on 1,062 properties and 21,442 leases in calendar year 2021 alone.  Due diligence including authentication financial models, abstracting leases, providing abstracted data in an upload format to import into property management and accounting systems, authenticating last year’s CAM and tax reconciliations, and providing estoppel preparation and review.
  • ACG completed lease abstracts, financial due diligence and models using ARGUS® software for a 1,900-lease, regional mall transaction, in just a 4-week timeframe.
  • ACG built the CAM and Tax reconciliation statements for a $3.2 billion mixed-used portfolio.  The end deliverable was a dynamic model that integrated with the client’s accounting system, Yardi.
  • ACG placed a full-time Senior Acquisitions Associate at a New York hedge fund by leveraging a relationship it had built with the candidate over many years.
  • Using ARGUS® software, ACG modeled and updated a 67-property office portfolio for a REIT, completing the assignment in only 2 weeks. The REIT used these new models for their own internal evaluation.
  • ACG built a sophisticated Excel for ADW platform that connects to the ARGUS® software and allows for comparison analytics between any two “versions” of Argus, highlighting all of the financial differences.
  • ACG assisted a Wall Street Investment Bank in the sale of a $1.7 billion asset.  The project included assessment of budgets, marketing assumptions, DCF analysis and preparing the final due diligence information books.
  • ACG created a database, abstracted leases and gathered information from estoppels, insurance certificates, appraisals and environmental documents to prepare “tapes” and underwriting packages to rating agencies for a $300 million securitized CMBS transaction.
  • ACG assisted a national owner of regional malls with the selection and implementation of their new property management and accounting system. The project included setting up dozens of malls, working with IT and accounting to coordinate processes and developing financial reporting package.
  • ACG was retained by a national brokerage company to abstract 2,162 leases for one of its corporate clients. The project was completed in just 11 weeks.
  • ACG created estoppels for a 775-lease portfolio and tracked the estoppels as they were returned by tenants.
  • ACG performed the analysis and due diligence for a portfolio of 27 regional malls that was sold by a national insurance company.
  • ACG created a dynamic development model in Excel that provides detailed analysis for multiple investors and multiple cash-flows. The model also linked to models from ARGUS®.
  • ACG developed an Excel budget tool for a national property management firm, integrating monthly cash flow data from ARGUS® software financial models for more than 500 properties seamlessly and without manual upload of data.
  • ACG abstracted more than 725 leases for a national retail chain as the foundation of their lease administration system.
  • ACG completed the analysis of a 132-property retail portfolio including a detailed review of recoveries.  The initial project resulted in the client retaining ACG to create the year-end CAM billings on a going forward basis.
